Property Management Services

The purchase of an apartment for either owner occupation or letting constitutes a major investment of time and money. It is essential to maintain and enhance the value of the investment by structured maintenance and reparation of common areas in addition to the individual flat. To facilitate this, reference must be made to the lease and current legislation which requires knowledge and experience of shared living spaces. Purchase of the freehold of a development is just the start of a long list of expenditure which if incorrectly demanded from owners may be irrecoverable. No two apartment blocks are the same which is why Havelock Estates have developed a two tier property management package in order to allow lessees wishing to become actively involved the ability to do so. Other lessees wishing to take no active part can pass on the matter to the directors or managing agent.

Standard Property Management

A basic service enabling lessees to comply with accounting obligations whilst arranging maintenance matters directly. Any additional services that may be required during the course of a lessee's management can be purchased as and when needed. Please contact us for more information.

Premier Property Management

A full property management service including arrangement of all maintenance, insurance and collection of ground rents where instructions are directly from investment companies. Regular reporting is utilised to keep clients fully appraised of income and potential problems.

Further Management Services

• Preparations of Annual Budgets - based on previous expenditure and anticipated structured maintenance program provided by owners.
• Issue of demands to all lessees - quarterly/half yearly demands issued to all lessees in accordance with lease terms.
• Payment to suppliers - issuing payment to all suppliers as directed by clients.
• Regular account reconciles to dedicated client account.
• One annual AGM with lessees.
• Account correspondence with lessees.
• Preparation of figures for company accountant.
• Advice on recommended works programmes (note this is not a survey).

Lessees decide on expenditure to be incurred and take full responsibilty for instructing contractors to carry out all works. Advice is available by fact sheets on recommended procedures prior to commencement, allowing control of expenditure whilst ensuring good management practice. Directors can be held personally liable for errors of misjudgement and if works are completed without compliance with current legislation monies may not be recoverable.
